Katrori

Katrori (katrori.alkoliber.com) shows what apartments cost per square metre in Albania. Built by Orgen Gjoni in 2026 as part of Kolibri, it tracks the median €/m² for sale and rent by city and zone, in Tirana, Durrës, Vlorë, Sarandë and along the coast, from more than 17,000 listings (November 2026).

What it does

• Median price per m² for sale and rent, by city and by zone, with the typical price of a 1+1, 2+1 and 3+1 apartment.
• Gross rental yield per zone, and listings priced well under their zone’s median.
• A map of each city’s zones and a 0–10 zone rating from OpenStreetMap data: nearby businesses, bus lines and distance from heavy traffic.
• A blog that answers common questions, such as average rent in Tirana, from the latest data, with the date in the first sentence.

How it's built

• A Python crawler collects public listings from Albanian agencies and portals, including Century 21, RE/MAX, Future Home and Gazeta Celësi.
• The static Next.js site computes every median, yield and rating at build time from the crawl output.
• Zones with too few listings are kept out of search results, so every indexed page has enough data behind it.
